All endowment assets are maintained in brokerage accounts with Merrill Lynch Investments. In accordance with California law under the Uniform Prudent Management of Institutional Funds Act, Stiles Hall has adopted and classified as net assets with donor restrictions the fair value of donations to be held as endowments in perpetuity. Any unexpended endowment earnings are accumulated and also classified as net assets with donor restrictions until those amounts are approved for expenditure. From time to time, the fair values of endowment assets may, due to unfavorable market fluctuations, fall below the level that donors required to be retained as a fund of perpetual duration. In accordance with generally accepted accounting principles, declines of this nature are reported as losses in net assets without donor restrictions. As values recover, the increases are reported as gains in net assets without donor restrictions. At June 30, 2024, there were no such declines in value. Stiles Hall has adopted investment and spending policies for endowment assets to provide a predictable stream of revenues for operating activities and to preserve the purchasing power of the endowment assets. The General Director then reviewed the Form 990 in detail with a designated representative of the Finance Committee. Prior to the completion of the budget, the Executive Committee meets to review the following factors: performance reviews, independently produced comparative salary data of the San Francisco Bay Area, the depth and breadth of the General Director's responsibilities, the size and complexity of the organization. Based on these factors, the Executive Committee determines whether the current salary is appropriate and what merit increase, if any, is warranted. Form 990, Part VIII, Line 7a Land Sale-The land is located in Berkeley, CA and carried at cost plus selling expenses incurred during 2023. The land was subject to a fifty-year ground lease that began in September 1974. The lease provided for a minimum monthly rental payment of $1,000 and an annual contingent amount equal to the amount by which 10% of the net rental income, as defined in the agreement, exceeds the aggregate amount of minimum monthly payments. The annual contingent rental amount is included in rental income when received. On August 10, 2023, the land located in Berkeley, CA was sold for $13,400,000.
