Form 990, Part Ill, Line 4a-Program Service Accomplishments CCDC has grown in response to market conditions and opportunities, as well as client needs, and operates as a one-stop Home Ownership Center where it provides a fullrange of services:-Education: pre/post-purchase, foreclosure prevention, financial empowerment;-Counseling: budget/savings counseling, pre-purchase, foreclosure prevention;-Financial Coaching: (include group education, 1:1 coaching/counseling and peersupport);-Lending Services: loan packaging/origination specializing in fixed-rate mortgages/down-payment assistance;-Realty Services: specializing in acquisition/rehab of modest priced homes and represents both buyers and sellers through real estate transactions. VCCDC is committed to high quality standards in the delivery of its services and has maintained all of its certification and affiliation as a HUD Approved Housing Counseling Agency, an adopter of the National Industry Standards for its Homeownership Education and Counseling Services, a certified Community Development Financial Institution (CDFI), an approved broker with the Nationwide Mortgage Licensing System & Registry (NMLS) and member of Ventura County Coastal Association of Realtors. Other: Form 990, Part I, Line 1 The organization assists people and neighborhoods through providing the following:A full range of housing options - Unique first-time home buyer loans - Housing alternatives awareness via courlseling/coaching and educational activities The above activities allow the organization to strengthen and sustain vibrant communities by empowering and enabling low-to-moderate income individuals, families and businesses to build wealth through homeownership and entrepreneurship. Pt VI, Line 11b: Form 990 is provided initially to management for their review nd approval. Upon this approval procedure, the audit committee, which is a subset of the board of directors reviews and approves. Finally, the board of directors as a whole reviews and approves the form 990 filing. Pt VI, Line 12c: As part of VCCDC's Conflict of Interest Policy, each director, office, employee, or member of a committee with governing board delegates power signs a "Conflict of Interest Policy Acknowledgment and Disclosure Form." The form is collected annually as a way to enforce and monitor that there is no Conflict of Interest. Pt VI, Line 19 The organization makes its governing documents, conflicts of interest policy, andfinancial statements available to the public upon request.
