The agency's Housing Stability/Homelessness Prevention Program provided disputing tenants and landlords involved in eviction related disputes with access to specially trained, impartial mediators by phone as well as on site daily at Franklin County Municipal Court where more than 18,000 eviction proceedings take place each year (more than in any other area of the state). In over 90% of the tenant/landlord cases served, parties were able to reach a mediated agreement. Approximately 66% of those settlements were "Pay and Stay" agreements that allowed the tenant to get caught up on over-due back rent so that they could remain in their current housing and avoid the need for emergency shelter. The other 34% of agreements reached were "Voluntary Move Outs" that resulted in the eviction judgement against the tenant being dismissed and/ or the tenant receiving additional time to move so they could successfully relocate to alternative stable housing, or both. This program also provided 274 additional low income individuals with 739 household members at risk of eviction with a 2.5-hour eviction prevention education workshop. This training was designed to help targeted tenants understand the 10 most dangerous myths about eviction and how to avoid its most harmful consequences, homelessness. More than 98% of tenants trained scored 80% or higher on a post workshop quiz; 86% of tenants completing either the agency's eviction prevention mediation services or our educational workshop had no subsequent eviction judgements one year following their program participation. During this past year CMS also assisted scores of tenants to apply for financial assistance from a number of other community partners who were distributing these resources to eligible individuals. Form 990, Part VI, Section B, Line 12c All board members complete and submit the Conflict of Interest Disclosure Statement on or before the first meeting after their selection as a board member and are required to resubmit this form again at the time they begin each new term of office as a Trustee. Employees shall complete and submit the Conflict of Interest Disclosure Statement on their first day of employment with the agency and be asked to complete an updated version annually thereafter. Form 990, Part VI, Section B, Line 15 The Executive Director's salary is based on a review of the industry salary standards in the non-profit sector. The review is done on a bi-annual basis and when increases appear warranted, they are reflected in the annual agency budget which is subsequently reviewed and voted on by the entire board. A statement to this effect is maintained on our organization's website. Form 990, Part XI, Line 9 A non-material prior period adjustment of $2,510 was made to clean-up misc. expenses that were still listed as outstanding.
